Buying in Cabo Roig: villas, bungalows and seafront apartments

If you have decided that Cabo Roig is your area and now need to choose what type of property to buy, the decision is not just about budget, it also depends on how you want to live day to day. At Bennecke we have been selling in Orihuela Costa since 1988 and have handled more than 5,000 transactions, so we can explain with real data what the difference is between a villa, a bungalow and an apartment in this area.

Apartments in Cabo Roig

This is the most common entry-level option, especially for those wanting a second home without garden or private pool maintenance. Two-bedroom apartments in Cabo Roig range from €210,000 to €290,000, with prices rising to €480,000 for penthouses with sea views and a private solarium. The advantage over Playa Flamenca or La Zenia is that the urban planning tends to be more carefully done, and communities have larger landscaped areas.

Bungalows in Cabo Roig

Bungalows with their own garden are less common in Cabo Roig than in Villamartín, but they exist, mainly in developments further from the marina. They usually have 2 to 3 bedrooms, a small to medium private garden, and in some cases a shared communal pool between a few properties. Prices sit between €320,000 and €450,000, depending on condition and proximity to the coast.

Villas in Cabo Roig

This is where the real appeal of the area lies for higher-budget buyers. Villas range from medium plots of 400-600 m² up to large properties on the front-line cliff with unobstructed sea views.

Annual maintenance costs for a villa with a pool and garden in Cabo Roig usually run between €3,000 and €6,000, including gardener, pool maintenance, insurance and basic utilities if the property is used only part of the year.

What to consider by property type

  • Apartment: no garden maintenance, but check community fees and whether there is a lift
  • Bungalow: small private garden, good for those wanting some outdoor space without the commitment of a large villa
  • Mid-range villa: good balance between privacy and reasonable maintenance costs
  • Luxury front-line villa: always check for rights of way or planning restrictions due to proximity to the cliff

Differences compared with other areas of Orihuela Costa

Compared to Playa Flamenca or La Zenia, plots in Cabo Roig tend to be somewhat larger and villas make up a bigger share of supply, whereas apartments clearly dominate in those other areas. Compared to Villamartín, which has more garden bungalows oriented around golf, Cabo Roig has a stronger villa presence along the sea and marina, with correspondingly higher prices.

Buying process step by step

  1. Define your real budget including 10-13% in extra costs and taxes
  2. Visit several property types before deciding, as villa-with-pool photos often sell better than the property looks in person
  3. Request an updated nota simple and energy certificate for each property of interest
  4. For villas, check building permits for any prior renovations and the condition of installations
  5. Sign the contrato de arras with a usual deposit of 10%
  6. Sign at the notary, usually 6 to 10 weeks after the arras

Taxes and purchase costs

As a non-resident buyer you need to add 10% to 13% to the purchase price: 10% ITP on resale in the Valencian Community, notary and registry fees between €1,500 and €3,000 depending on value, gestoría fees between €400 and €700, and an independent lawyer, recommended especially for villas given the added complexity of plot and licences.

Our recommendation

If your budget is between €250,000 and €450,000, an apartment with sea views or a bungalow with a small garden will give you a better balance between quality of life and maintenance than a large villa you might only use a few weeks a year. If your budget exceeds €600,000 and you want genuine exclusivity, a villa in Cabo Roig remains one of the best options across all of Orihuela Costa.
