If you are considering buying in Cabo Roig, you probably already know it is one of the most exclusive areas of Orihuela Costa, but it is worth understanding exactly why, because not everyone fits in here the same way. At Bennecke we have been selling in this area since 1988 and have handled more than 5,000 transactions across Orihuela Costa, so we know which type of buyer genuinely gets the most out of Cabo Roig and who should look at another option.

What makes Cabo Roig special

Cabo Roig stands out from the rest of Orihuela Costa for its marina, its cliffs and more secluded coves, and generally more carefully planned development than in neighbouring areas. The marina promenade concentrates restaurants somewhat higher-end than in La Zenia or Playa Flamenca, and the developments have larger plots, with traditional-style villas sitting alongside more recent new-build projects.

Who fits well in Cabo Roig

From what we see during viewings, these are the profiles that come up most often:

  • Buyers with a budget above the Orihuela Costa average, looking for a quality villa or penthouse
  • Boat owners or sailing enthusiasts, drawn by the marina
  • Retirees with high purchasing power who prioritise quiet and quality over price
  • Investors seeking medium-term appreciation rather than immediate rental returns

Anyone with a budget under €200,000 will find little stock in Cabo Roig and would probably do better looking at Playa Flamenca or Villamartín, where the same money buys relatively better quality housing.

These prices reflect why Cabo Roig usually runs 15% to 20% above Playa Flamenca in price per square metre, a difference buyers are willing to pay for the marina, the carefully planned surroundings and the sense of exclusivity.

Cabo Roig compared with other areas of Orihuela Costa

Compared to La Zenia, Cabo Roig has less commercial street life and more of a marina and quality-dining atmosphere. Compared to Villamartín, which is built around golf and quiet residential living without the sea, Cabo Roig offers beach and cliffs in exchange for a higher average price. Punta Prima, right next door, is a somewhat more affordable alternative with similar beaches but less leisure infrastructure.

What living here year-round is like

Outside high season, Cabo Roig stays active thanks to permanent residents, mostly British, German and Scandinavian buyers with medium-to-high purchasing power. The marina operates all year and several restaurants stay open through winter, which is not the case in every area of the coast. The connection to the N-332 is direct, and Torrevieja University Hospital is 15-20 minutes away.

What to check before buying a villa in Cabo Roig

  1. Energy certificate and age of installations (electrics, plumbing)
  2. Condition of the private pool and whether any prior renovation has a proper building licence
  3. Updated nota simple and confirmation there are no outstanding charges
  4. Whether the plot has easements or planning restrictions due to its proximity to the cliff
  5. Garden and pool maintenance costs, which are usually higher for villas than for apartments

Costs for non-resident buyers

As with the rest of Orihuela Costa, you need to add 10% to 13% to the purchase price: 10% ITP on resale, notary and registry fees between €1,500 and €3,000 depending on the villa's value, gestoría fees between €400 and €700, and an independent lawyer, recommended especially for villas given the added complexity of plot and licences.

If your budget is over €300,000 and you are looking for more than just a beach, with a marina, quality dining and carefully kept surroundings, Cabo Roig is among the best options in Orihuela Costa. If your priority is maximising square metres per euro spent, nearby areas will serve you better.
