Campoamor is the southernmost part of Orihuela Costa before entering the municipality of Pilar de la Horadada, and it has a different character from the rest of the coast: fewer apartment blocks, more villas with plots, and a golf course, Las Ramblas, that shapes daily life for many residents. In our experience with buyers and sellers here since 1988, people who choose Campoamor are explicitly looking to move away from the more urban feel of Torrevieja or La Zenia without giving up being a ten-minute drive from either.

What sets Campoamor apart from the rest of Orihuela Costa

Campoamor doesn't have the built-up seafront that characterises Cabo Roig or Punta Prima. Instead, the landscape combines pine woods, the golf course and low-density developments with plots ranging from 400 to 1,000 m². This translates into a different type of buyer and a different way of life.

  • Detached and semi-detached villas dominate, unlike areas such as La Zenia where apartments prevail.
  • Social life revolves around the golf club, with regular tournaments and a restaurant that acts as a meeting point.
  • Campoamor's beaches, including Aguamarina beach, see less foot traffic than beaches further north, even in August.
  • Access to the AP-7 motorway is under five minutes away, making trips to Murcia or Alicante airport easier.

Services and daily life in Campoamor

Campoamor doesn't have the same volume of shops and restaurants as La Zenia or Cabo Roig, but it covers the essentials: supermarkets, a pharmacy, a handful of restaurants and the golf club itself. For wider shopping, La Zenia Boulevard is about 10-15 minutes away by car, which most residents consider a reasonable trade-off for the area's tranquillity.

Differences in the sales process

Selling in Campoamor requires highlighting different aspects than what works in beach areas. Buyers here place more value on the privacy of the plot, the state of the garden, the orientation relative to the golf course and soundproofing from neighbouring homes than on proximity to the sea itself. Photos focused only on the pool or distant sea views tend to perform worse than those showing the garden, the relationship with the golf surroundings and outdoor spaces.
