How a foreigner buys a property in Spain, step by step

Every year, thousands of foreigners buy a home on the Costa Blanca without being residents of Spain. You do not need Spanish nationality or to live here: with an NIE, the right paperwork and proper guidance, the process is perfectly accessible. Get your NIE

The Foreigner Identification Number (NIE) is mandatory to buy in Spain. We explain how to apply for it from your home country or once you are in Spain.

Financing (if you need it)

If you are not paying in cash, we advise you on non-resident mortgages: Spanish banks typically lend up to 60-70% of the appraised value.

Reservation, deposit contract and signing

Taxes and costs when buying a property in Spain

These are the main figures to budget for on top of the purchase price. We give you an exact, personalised breakdown before you make any offer.

Property Transfer Tax (ITP): for resale homes in the Valencian Community, 10% of the purchase price.

VAT + stamp duty on new-build: 10% VAT plus 1.5% stamp duty (AJD) on the price, instead of ITP.

Notary, land registry and gestoría: around an extra 1-1.5% of the price, depending on the property value and whether there is a mortgage.

NIE and opening a bank account: applying for the NIE itself is free (via an appointment at a consulate or police station); a Spanish account makes payments and direct debits easier.

Do I need to be a resident of Spain to buy a property?
No. Any foreigner, resident or not, can buy a property in Spain. You just need an NIE and, if you are financing the purchase, a Spanish bank account.
What is the NIE and how do I get one?
The NIE (Foreigner Identification Number) is mandatory for any significant financial transaction in Spain, including buying property. You can apply at a Spanish consulate in your home country or, once in Spain, at a police station or foreigners' office with a prior appointment. We help you with the process.
Can I get a mortgage in Spain without being a resident?
Yes. Spanish banks offer mortgages to non-residents, usually up to 60-70% of the appraised value, with somewhat stricter conditions than for residents. We advise you on which lenders work best with foreign buyers.
What taxes do I pay when buying a property in Spain?
