It is also common not to have paperwork ready (nota simple, energy certificate, community certificate) before listing, which delays any serious offer by several weeks.
Real selling timelines
With a price aligned to the market, a property in Playa Flamenca usually sells within 2 to 5 months. If the price is 10% or more above market, the timeline jumps to 8-12 months, and in many cases the owner ends up dropping the price anyway, after months of exposure carrying the "sat on the market a while" label, which in practice puts off serious buyers.

Taxes if you are a non-resident seller
If you are not a tax resident in Spain, the buyer must withhold 3% of the sale price and pay it to the tax office. You then need to file modelo 210 to settle that withholding against the real capital gain. You will also need to settle the plusvalía municipal with Orihuela town hall, the amount depending on how long you held the property and the cadastral land value.

If it needs renovation, it is better to adjust the price from the start rather than wait for a buyer willing to pay as if it were already renovated.
