Buying in Playa Flamenca: a guide for international buyers

Playa Flamenca is one of the most established resorts on the Orihuela Costa. Its beach, which has held a Blue Flag continuously for many years, sits less than 400 metres from the main residential area, and the promenade links it to La Zenia to the north and Cabo Roig to the south. For an international buyer seeking Mediterranean quality of life with mature infrastructure and an active expat community, this area offers solid reasons that go well beyond climate and price per square metre.
A location that holds its value
Demand in Playa Flamenca comes mainly from the United Kingdom, the Netherlands, Belgium and Germany. In our experience since 1988, this coastal strip of the Orihuela Costa has weathered market corrections better than many other areas, thanks to a combination of seafront location and a concentration of amenities that newer developments rarely match. Within 800 metres you will find a pharmacy, private medical clinic, supermarkets, banks, international restaurants and a regular bus service to Torrevieja and Alicante.
Current asking prices (2025-2026) fall within these indicative ranges:
- 2-bedroom apartment: €120,000 – €195,000
- Ground-floor bungalow with garden and plot: €155,000 – €240,000
- Townhouse on a complex with communal pool: €190,000 – €280,000
- Detached villa with private pool: €280,000 – €480,000
The Thursday weekly market is a focal point of local life. La Zenia Boulevard shopping centre is 3 km away, Torrevieja is a 12-minute drive, and Alicante-Elche Airport is around 45 minutes — making short-haul travel very manageable for owners who spend part of the year abroad.
Sectors and developments to consider
Playa Flamenca is not a uniform residential area. Four distinct sectors are worth understanding before you commit to a search:
Beachfront. Stock is scarce and sells quickly. Properties here start at €250,000 for a two-bedroom apartment and produce high holiday rental yields in season, though competition among buyers is stiff.
Northern sector (towards La Zenia). Complexes with communal pools and a good general level of upkeep. Average prices between €130,000 and €170,000. The most popular choice among buyers seeking a second home with contained community fees.
Southern sector (towards Cabo Roig). A higher proportion of bungalows and villas. Plots tend to be slightly larger and the atmosphere is quieter. Average prices range from €160,000 to €280,000 depending on type.
Promenade area. Apartments with partial or direct sea views. Rental demand is high, though before buying you should check that the community statutes allow holiday lettings — some buildings restrict them.
What to inspect before you buy
We have been guiding property purchases on the Orihuela Costa for over 35 years, and these are the points that most often cause difficulties for international buyers after completion. An independent check before signing the deposit contract can save considerable time and expense:
- First occupation licence (LPO) or equivalent habitability certificate
- Valid habitation certificate (cédula de habitabilidad)
- Land Registry report (nota simple): outstanding charges, mortgages and embargoes
- Community of owners account: fees up to date, no approved pending levies
- Community meeting minutes for the past two years
- Council tax (IBI) and municipal charges fully paid
- Electrical installation certificate (boletín eléctrico) in order
- Tourist rental licence, if you plan to let the property to holiday visitors
Practical steps for international buyers
Buying property in Spain involves specific requirements worth understanding before committing any payment.
NIE number. The Número de Identificación de Extranjero is required to sign before a notary. Apply at your country's Spanish consulate or directly in Spain; the process typically takes two to six weeks, so start it early.
Spanish bank account. Required for direct debits covering council tax, community fees and utilities. Most Spanish banks near Torrevieja and the Orihuela Costa open accounts for non-residents with standard documentation.
Independent solicitor. We recommend engaging a lawyer not connected to the estate agency to review the deposit contract, land registry report and title deeds. The fee typically amounts to around 1% of the purchase price, and the certainty it provides is well worth it.
Purchase taxes. Resale properties are subject to Transfer Tax (ITP) at 10% of the declared price in the Comunitat Valenciana. New builds attract VAT at 10% plus Stamp Duty (AJD) at 1.5%. Budget an additional 12–14% on top of the agreed price to cover all taxes, notary and registration costs.
