Apartment prices in La Zenia in 2026

If you are looking at apartments in La Zenia, you have probably already noticed that prices vary a lot from one street to another, and sometimes from one building to the next. At Bennecke we have been selling in this area of Orihuela Costa since 1988 and have handled more than 5,000 transactions, so we have a fairly precise picture of what people are paying per square metre right now, depending on age, proximity to the beach and renovation state.
How much an apartment in La Zenia costs right now
As of late July 2026, a resale two-bedroom apartment in La Zenia sells for between €165,000 and €260,000, depending on whether it sits right on the beach, near the La Zenia Boulevard shopping centre, or in the more residential streets towards Playa Flamenca. A new-build or recently built flat, with a large terrace and parking space included, can go above €300,000.

These figures come from our daily office work, not from portal listings. The same type of home can vary by 15% depending on whether it sits 200 metres from the beach or 800 metres away, and we see that difference constantly during viewings.
What moves the price within La Zenia
Not all land in La Zenia is worth the same. These are the factors that weigh most when we value a property for an owner who wants to sell:
- Distance to La Zenia beach and Cala Bosque; the difference between front line and third line can be €40,000 or more
- Proximity to La Zenia Boulevard, the largest shopping centre in the area, which drives holiday rental demand
- South or south-west orientation, highly valued by northern European buyers
- Year of construction and whether the community has completed the ITE (building technical inspection)
- Whether it includes a parking space and storage room, which is not always standard in La Zenia
- The condition of communal areas, especially the pool and lift
La Zenia compared with other areas of Orihuela Costa
Compared to Playa Flamenca or Cabo Roig, La Zenia usually runs 10% to 20% higher in price per square metre, mainly because of the pull of the Boulevard. Villamartín and Punta Prima offer somewhat lower prices with similar property profiles, while Zeniamar, being a more specific development within the area, keeps prices high due to its direct proximity to the sea.
How the price has evolved in recent years
Since 2021 we have seen a sustained rise, with annual increases of between 6% and 9% across most property types. Demand from British, Dutch and Belgian buyers has stayed strong, and in 2025 we started noticing more interest from Russian and Ukrainian buyers looking for a second home or a rental investment.
For 2026 we expect the rise to slow to between 3% and 5%, mainly because the new-build stock available right now is limited and developers are taking longer to release new phases.
What costs to add to the purchase price
The advertised sale price is never what you will end up paying in total. As a non-resident buyer you need to add between 10% and 13% extra for taxes and fees:
- ITP (property transfer tax) at 10% on resale properties in the Valencian Community
- Notary and registry fees, between €1,000 and €1,800 depending on the property price
- Gestoría fees, between €300 and €600
- Independent lawyer, recommended, between €1,000 and €1,500
If the property is new-build, VAT replaces the ITP and applies at 10%, plus the Stamp Duty (AJD), which stands at 1.5% in the Valencian Community.
Our recommendation if you are searching right now
If your budget is between €180,000 and €220,000, right now you will find more real options moving slightly away from the beachfront, in the inner streets near the Boulevard, where the price per square metre drops without losing access to services. If you are after holiday rental returns, proximity to the Boulevard and the beach remains the factor that guarantees the most occupancy throughout the year.
