La Zenia: everything you need to know before buying

La Zenia is one of the most sought-after areas of Orihuela Costa among international buyers looking for property on the southern Costa Blanca. With the Zenia Boulevard shopping centre just minutes away, a well-established English-speaking community, and La Glea beach within walking distance of many urbanisations, the area offers a combination that is hard to match elsewhere on the Alicante coast.

Why La Zenia stands out in Orihuela Costa

We have been working in Orihuela Costa for over 35 years and have watched La Zenia grow from a small urbanisation into one of the most active residential areas on the coast. The main reason is practical: daily life here does not require a car. Zenia Boulevard, with more than 150 shops, supermarkets, restaurants and a cinema, covers most everyday needs. There is also a bus network connecting the area to Torrevieja, Guardamar and Alicante.

The British, Irish, Belgian and Nordic community living in La Zenia is large and stable. This makes settling in considerably easier for buyers who arrive without speaking Spanish and who find doctors, dentists, solicitors and local agents all working in English.

The areas within La Zenia

La Zenia is not a uniform residential zone: several urbanisations coexist with quite different characters. Based on our experience since 1988, buyers should be aware of the following distinctions:

  • La Zenia beachfront: the strip closest to La Glea, with the highest demand and prices, particularly for flats with sea views or on the first and second lines.
  • Las Mimosas and surroundings: established urbanisations with bungalows and semi-detached houses on two floors, popular with permanent residents.
  • Commercial sector near the Boulevard: properties within walking distance of the shopping centre, very popular with older buyers who value being able to get around on foot.
  • Elevated urbanisations: some plots at higher ground offer partial sea views from upper floors, at prices below those of the beachfront.

La Zenia borders Cabo Roig to the north and Playa Flamenca to the south, making it possible to compare options within a 3–4 km radius without leaving Orihuela Costa.

Property types and price ranges

The La Zenia market is varied: from entry-level studios to detached villas with private pools. The prices below correspond to properties in good condition as of 2026; pending refurbishments or the age of the building may adjust them in either direction.

Advantages and disadvantages of buying in La Zenia

  • Advantage: well-established international community that makes integration straightforward for foreign buyers.
  • Advantage: Zenia Boulevard on foot or within a few minutes by car.
  • Advantage: Blue Flag La Glea beach accessible on foot from the nearest urbanisations.
  • Advantage: good connections to Torrevieja and Alicante Airport (40 minutes).
  • Disadvantage: in July and August, traffic around Zenia Boulevard can be heavy.
  • Disadvantage: older urbanisations may have outstanding maintenance charges that need checking before signing.
  • Disadvantage: high supply and high demand means the best properties move quickly.
