We recommend preparing an updated Land Registry nota simple, a valid energy certificate, the latest IBI receipt and proof that community fees are up to date. When the buyer is foreign, it also helps to know upfront whether they will need a Spanish mortgage, as that can add 4 to 8 extra weeks to completion.

- Receiving and negotiating offers
- Signing the contrato de arras with a deposit, usually 5% to 10% of the price
- Signing at the notary and handing over the keys
From signing the contrato de arras to signing at the notary usually takes between 4 and 10 weeks, depending on whether the buyer needs financing or there is any registry issue to resolve.
Costs and taxes for non-resident sellers
If you are a non-resident for tax purposes in Spain, the buyer is required to withhold 3% of the sale price and pay it to the Spanish tax office on account of your capital gains tax. After the sale you must file modelo 210 to settle that withholding, either reclaiming the balance in your favour or paying what is owed. You will also need to settle the plusvalía municipal (local land-value tax) with Orihuela town hall, which varies depending on how long you held the property and the increase in the cadastral land value.
