Property photos and home staging when selling in Spain: what changes the outcome

Selling a property in La Zenia, Cabo Roig or Punta Prima when the prospective buyer lives in Germany, the Netherlands or the United Kingdom creates a situation many owners only face after weeks without viewings: that buyer decides in under three seconds whether to open a listing or scroll past, based on a single photograph on a screen. There is no second chance at a first impression. If the image is dark, shot on a phone at an awkward angle, showing an unmade bed and television cables in the foreground, the listing does not exist for that buyer, no matter how competitive the price.
Why photography changes everything in the international market
The overseas buyer looking for a holiday home or retirement property on the Costa Blanca filters portals such as Rightmove, Idealista or Kyero on visual criteria before looking at price. We have been managing transactions in Orihuela Costa since 1988, and the same property with professional photographs consistently generates between three and five times more viewing requests than the same listing with phone shots. Rightmove data confirms it: listings with high-quality photography receive up to 118% more clicks than those without.
A buyer travelling from northern Europe plans a specific trip to view properties. Before booking a flight they will have discarded dozens of listings. A property that does not convey visual quality at that filtering stage simply does not make the viewing list.
The opportunity cost of a poor image
A listing that sits for more than 90 days without viewings almost always ends with a price reduction. In Orihuela Costa, where the average sale price for a two-bedroom apartment is around €160,000–€180,000, a 5% reduction means €8,000–€9,000 less. Hiring a professional photographer for an 80 m² apartment costs between €200 and €400. Weighed against the risk of a price cut, the decision is straightforward.
Phone photography versus professional photography: concrete differences
The differences are technical and commercial, not merely aesthetic:
- Wide-angle lens: a professional wide-angle lens shows the true size of a living room without distortion. Phone cameras compress or distort the space depending on the mode used.
- Lighting control: a professional photographer uses fill flash, diffusers and blended exposure so windows do not blow out and interiors do not appear underexposed. The result is a bright room even on an overcast day.
- Verticals and perspective: tilted walls, ceilings that seem to fall to one side and floors that look uneven are common perspective errors in phone shots that buyers unconsciously read as neglect or structural damage.
- Editing and retouching: professional photography includes post-processing: colour correction, removal of reflections on glossy surfaces and contrast adjustments so spaces look natural and appealing.
- Number and sequence: a professional plans a logical visual journey, exterior, living room, kitchen, bedrooms, bathrooms, terrace, that lets buyers mentally inhabit the property.
- Additional formats: many photographers include a video walkthrough or 360° tour, particularly useful for international buyers who cannot visit before deciding whether the trip is worth making.
Home staging: what it involves and what it costs
Home staging is the process of preparing a property for sale by adapting its presentation to the target buyer profile, not the current owner's personal taste. It does not mean renovating or spending large sums: it means reorganising, cleaning, depersonalising and, where needed, adding neutral elements that let buyers picture themselves living in the space.
On the Costa Blanca, where most buyers look for bright, Mediterranean-feel homes with a sense of space, home staging has a direct impact on perceived value. We have managed over 5,000 transactions in this area, and properties prepared with home staging sell between 10% and 20% faster than those listed as they stand, whether partially emptied or left with dated original furniture.
Estimated home staging costs on the Costa Blanca
Home staging does not necessarily require hiring a professional. Owners can handle part of the work themselves by following a clear checklist. Costs depend on the property's current condition:
- Empty property, furniture and basic décor rental for the photo session: €500–€1,200.
- Furnished property, consultancy and reorganisation service: €150–€400.
- Full home staging with a professional, including repainting in neutral tones, furniture removal and replacement with rental pieces: €1,500–€3,000 for a two-bedroom apartment.
The return is significant: a property in Villamartín or Zeniamar that sells at asking price within 60 days, compared with 180 days and a 5% price cut, more than justifies the investment.

- Publication on national and international portals with translations into Dutch, German and French.
- Performance review at 30 days: clicks, viewing requests and buyer feedback.
