Bennecke's European network: selling your property in 6 countries at once

Selling a property on the Costa Blanca as a non-resident means facing a straightforward question from the outset: who are you actually selling to? The buyers for apartments and villas in La Zenia, Cabo Roig, Orihuela Costa, Playa Flamenca, Punta Prima, Villamartín and Zeniamar are not browsing Spanish property portals from their sofas in Manchester, Rotterdam or Munich. They search on British, Dutch, Belgian, German, French and Russian platforms, in their own language, with agents they trust in their home countries. If your property is not visible in those markets, it is invisible to them.

At Bennecke we have been active on the Costa Blanca since 1988 and have completed over 5,000 transactions. The clearest pattern in our data: properties with genuine international exposure sell faster and at stronger prices than those listed exclusively on Spanish portals.

Why local coverage is not enough

The average buyer of a two-bedroom apartment in Orihuela Costa is investing between €150,000 and €220,000. For that buyer, Spain is the destination, not the starting point of the search. Over 80% of buyers who complete a transaction through our offices are based outside Spain. In locations such as Punta Prima or the Villamartín urbanisations, that figure rises to 90%.

The consequence for sellers is direct: listing only on Idealista or Fotocasa limits your audience to buyers already in Spain or those who have decided to search on Spanish platforms. The majority of European buyers start their search at home, on platforms they already use.

The six markets where we operate

United Kingdom

British buyers have been the dominant profile on the Costa Blanca for decades. They currently account for roughly 35% of all transactions we close. We advertise on Rightmove Overseas, the UK's largest property portal with over 20 million monthly visitors, and on A Place in the Sun, the benchmark platform for British buyers looking at overseas property. We also work with independent agents in the south of England and the Midlands who channel buyers with budgets of €150,000 to €450,000.

Netherlands and Belgium

The Dutch and Belgian market is our second largest by transaction volume. Dutch and Belgian buyers search primarily on local portals such as Funda International, Pararius and Immoweb. We advertise actively on these channels and have collaborators in Amsterdam, Rotterdam and Antwerp. The typical profile is a couple aged between 50 and 65, looking for a second home or retirement property, with a budget of €180,000 to €350,000.

Germany

German buyers want technical and documentary information before making any decision. Our listings for this market always include the IBI (local property tax), the cédula de habitabilidad (habitation certificate), the energy performance certificate and the current financial position of the community of owners. We advertise on Immoscout24 and work with German wealth managers and tax advisers who advise clients seeking to diversify assets outside Germany. Properties in Cabo Roig and Zeniamar see particular demand from this segment.

France

France generates a smaller but steady flow of buyers, particularly at the upper end of the market for properties above €300,000. We advertise on SeLoger International and Belles Demeures, and provide French-language communication throughout the entire sales process. The 3% tax retention applicable to non-resident sellers and the equivalent of the acte de vente (completion deed) are explained in detail from the first enquiry.

Russia and CIS countries

We have maintained a network of collaborators in Russia, Ukraine, Kazakhstan and other CIS countries since 2005. Although volumes have fluctuated in recent years due to geopolitical factors, this market continues to bring buyers with average tickets above €250,000, frequently for sea-view or private-pool properties in La Zenia and Playa Flamenca. All presentation materials are prepared in Russian.

How the process works from the day we list your property

International marketing is not automatic: it requires preparation specific to each market. In our experience, properties that generate the most qualified enquiries within the first 30 days share three characteristics: professional photography, a price aligned to the actual market and documentation in order from day one.

When we take a property into our portfolio, the standard process is as follows:

  1. Valuation based on comparable sales completed in the same urbanisation or area over the previous six months.
  2. Professional photography session and, where appropriate, a 360° virtual tour.
  3. Translation of the listing into six languages and simultaneous publication across all portals.
  4. Distribution to our active network of collaborators in each country.
  5. Management of in-person and virtual viewings, conducted in the buyer's language.
  6. Coordination of all legal, tax and notarial documentation (NIE, Spanish bank account, 3% retention, plusvalía municipal).
  7. Attendance at the notary signing and handover of keys.

Current market data

At the close of the first half of 2026, average sale prices on the southern Costa Blanca stand at around €2,100-€2,400 per m² for two-bedroom apartments in urbanisations such as La Zenia and Playa Flamenca, and between €2,500 and €3,200 per m² in areas with stronger international demand such as Punta Prima and Cabo Roig. Villas in Villamartín and the surrounding areas are trading at €2,800-€4,500 per m², depending on build quality and plot size.

In our current portfolio, the average time from listing to accepted offer for correctly priced properties is 45 to 75 days. Properties launched at 10-15% above market value take an average of over 180 days to sell and typically close at prices lower than they would have achieved with a realistic valuation from the start.
