The Spanish property market closed the year with a milestone that has not been seen for over a decade: sales of new-build properties climbed to record levels, reaching their highest since 2013.
According to the latest data from the Spanish National Statistics Institute, 69,418 property sales were made in October, 51.3% higher than the same month the previous year and the highest monthly figure since May 2007. In the new-build segment, there were 16,225 sales, the highest figures since February 2013 and significantly more than the historical average of 12,103 transactions.
Although new-build properties represent a relatively small proportion of the market, in October 2024, they represented 23.4% of total transactions, the highest percentage since March 2015.

The increase in sales of new-build properties is due to a combination of factors:

📌 Demand for second homes and properties in peripheral areas: After the pandemic, there is greater interest in properties in less urban locations that offer peace and more space without having to forego modern comforts.
