Costa Blanca property prices this autumn: what is happening and where the opportunities are

One of the questions buyers ask us most often at the moment is what is happening with prices. This summer was unusual: between the football World Cup and the holidays, many buyers put their decisions on hold. In September the Costa Blanca market picked up again. There is more activity in the sector, more people viewing properties and some interesting offers on both new builds and resales.
Are prices still rising?
Yes, but more slowly. According to idealista's September report, the average asking price in Torrevieja was €2,561/m², 0.3% more than in August. In Orihuela Costa it was €3,058/m², 0.3% less than the month before.

Prices are higher than a year ago, but they are rising at a slower pace. In autumn 2025, annual growth in Torrevieja and in the municipality of Orihuela was around 16%. Bear in mind that these are asking prices: what sellers list on property portals, not the final sale price.
Sellers are adjusting their prices
Some of the properties that came onto the market in recent months were priced above what the market can pay. Many owners are now correcting this, which works in favour of buyers who know what they are looking for.
We see it in both resales and new builds: well-located, good-quality homes with a price closer to market value than a few months ago.
Good properties sell in less than a month
In our experience, a well-positioned, good-quality property with a realistic price does not stay on the market for more than a month. What you see on a viewing trip today will probably no longer be available in three months, and if you wait you will have to travel again to see other options. That is why it pays to come prepared to decide.
Buy now to have your home next year
Since September we have seen more activity from buyers who want to have their home in Spain for the new year. A purchase goes through the reservation, the deposit contract (contrato de arras) and the signing before a notary, and each step takes time. If you decide in autumn, you can start the year with your home ready to enjoy.
How to prepare so you don't waste time
- Work out your total budget, including purchase taxes and costs.
- Be clear about the funds you have available and how you will pay. If you need a mortgage, look into it before your trip.
- Apply for your NIE and open a Spanish bank account, or plan to do so during your trip.
- Send us your criteria in advance so we can prepare a selection and a viewing route.
- Come ready to decide: if you find the right property, you can reserve it on the same trip.
